the Baker Associates approach

Baker Associates offers the following:

  • housing land searches - we undertake searches for housing land with development potential. Typical searches have assessed development potential for housebuilders on the urban fringe of all the settlements of a district, or reviewed green belt land on the edge of conurbations

  • option agreements and identifying ownership - we arrange option agreements with national and regional housebuilders on behalf of various landowners for major housing developments. We also identify ownership and land assembly and acquire land and / or buildings

  • advice on development plans and promotions - we advise clients on how to get involved in the preparation of development plans. Wherever possible we work with the local authority to shape emerging strategy in advance of the publication of a plan

  • urban extensions planning - We act for national and regional housebuilders in promoting potential sites through Regional Spatial Strategies and Local Development Frameworks including preparing evidence and acting as an expert witness at plan inquiries. Some of these development opportunities are green belt sites. We understand the circumstances in which land can be removed from the green belt for development

Arranging development agreements for landowners and promoting previously-developed and greenfield sites for housing and mixed-use through the development plan system from plan to permission. Examples include:

  • Uitenhage Farm, Westbury - 68 dwellings completed by Westbury Homes

  • Groundslow Hospital, near Stafford - demolition of redundant hospital with 65 dwellings in the Green Belt

  • Deverill Road, Warminster - 24 dwellings completed by Westbury Homes

  • Park Lane, Corsham - 24 dwellings under construction by Newland Homes

  • Slipps Nursery, Frome - 74 dwellings, permission granted May 2007

  • Watermead Brockworth - allocated for 60 dwellings in Tewkesbury Local Plan

  • Wellow Lane, Peasedown St John - allocated for 90 dwellings in Bath and North East Somerset Local Plan for David Wilson Homes

  • Cautletts Close, Midsomer Norton - allocated for 110 dwellings in Bath and North East Somerset Local Plan.

Strategic land promotion of major sites through Regional Spatial Strategy and Local Development Frameworks. Examples include:

  • Odd Down, south of Bath - 1500 dwelling

  • South East Bristol - 10,000 dwelling mixed-use urban extension

  • Warmley, NE of Bristol - part of an urban extension for 6000 dwellings

  • Cullomption - mixed-use urban extension to include up to 900 dwellings with 875 jobs for Crest Nicholson
